What are the building regulations for dry lining in Chelmsford?
Building Regulations approval in Chelmsford is handled by Chelmsford City Council Building Control. The four parts of the Building Regulations that most often apply to drylining work are:
- Part A (Structure) — if you are removing or modifying load-bearing walls - Part B (Fire Safety) — fire-rated plasterboard on escape routes, garage ceilings, between garage and living space, in HMOs and flats - Part E (Resistance to Sound) — acoustic separating walls in flats, conversions, and HMOs (40-45 dB Rw) - Part L (Thermal) — insulated plasterboard achieving target U-values on external walls (currently 0.30 W/m²K or better for solid wall retrofits) - Part C (Damp) — moisture-resistant plasterboard in wet areas, vapour-control layers on the warm side of insulation - Part F (Ventilation) — adequate extract in kitchens and bathrooms
Notification fees (2026): domestic alterations ~£180-£450, full plans domestic ~£350-£600, commercial project-specific. Inspection stages: pre-plasterboard and completion. Chelmsford Building Control is reasonably responsive — typical 5-7 working day inspection booking.
